The former Roseburg Mill property, one of the most recognizable undeveloped sites along the Interstate 90 corridor, is officially being brought to market by SterlingCRE Advisors under a new name: Redtail Ridge.
For decades, the Roseburg property played a meaningful role in Missoula’s economic base as part of the region’s timber and manufacturing industry until operations ceased in 2024.
The property represents one of the largest remaining infill land holdings in Missoula and is widely regarded as one of the final opportunities of its scale within Missoula’s long-term growth path. Located just off North Reserve Street with strong visibility from I-90, the site occupies a strategic gateway position along the prominent commercial corridor.
Claire Matten, CCIM, SIOR, Partner at SterlingCRE Advisors, is exclusively representing the property.
“The Roseburg site has long been a pivotal piece of ground in Missoula,” said Matten. “With Redtail Ridge, we now have the opportunity to shape that ground into something that delivers lasting economic and community impact. Large-scale infill sites with interstate visibility are extraordinarily rare.”
A Strategic Opportunity for Regional Growth
Phase 1 of Redtail Ridge presents a significant opportunity to establish a cohesive commercial services hub along the I-90 corridor. For example, Missoula’s continued growth as a regional healthcare destination has been historically limited by a lack of development-ready land capable of supporting a unified campus environment.
Phase 1 has been annexed into the City of Missoula, providing access to municipal water and sewer infrastructure . Several parcels feature prominent I-90 frontage, where traffic counts exceed 26,000 vehicles per day . The site offers efficient connectivity to North Reserve Street, Missoula International Airport, and both Community Medical Center and St. Patrick Hospital.
The site’s position along North Reserve also creates a meaningful opportunity to strengthen the corridor’s connectivity to downtown, a link that has long been a priority for Missoula’s broader growth planning.
Ellen Porter, representing Roseburg, emphasized the broader vision behind bringing the property to market.
“This property has been an important part of Missoula’s industrial history,” Porter said. “As we transition it into its next chapter, our goal is to see it developed in a way that supports the community, local businesses and jobs, housing opportunities, and long-term economic benefits for the region. We believe now is the right time to invite development partners who share that vision.”
Redtail Ridge is positioned to accommodate hospitality, retail, office, light industrial, and residential components . The scale of the property allows for coordinated planning and infrastructure investment that is no longer possible on smaller infill parcels across the city.
One of the Final Large Infill Sites
Missoula’s commercial land inventory has steadily tightened over the past decade. Retail vacancy remains constrained, industrial infill opportunities are limited, and modern office development sites are increasingly difficult to secure.
Redtail Ridge supports multiple development pathways through phased annexation strategies and mixed-use overlays, providing flexibility for institutional investors, regional developers, and corporate users seeking meaningful scale.
“This offering represents a generational opportunity,” Matten added. “The development that occurs here will influence how Missoula grows along the I-90 corridor for decades.”
